Learmonts market your property on Rightmove, S1Homes, GSPC, Citylets, Lettingweb,Learmonts, Globrix, Primelocation plus many more. We can also provide accurate viewing statistics should you require them.
What alternative marketing can you offer me should standard internet marketing not work?
Learmonts are very pro-active in their approach to marketing. We can offer additional prime location marketing or showcase marketing on Rightmove, which increases you property viewing statistics by over 25%. We also run regular newspaper ads in the GSPC, Adtrader, Glasgow Herald, Evening Times and other local newspapers. We advertise on hospital notice boards and take out private ads in shop windows. We do not get paid until the property is let so it is in our best interest to make sure that vacant periods are kept to a minimum. Virtual tours and professional photography are also available.
How will you monitor vacant periods?
Learmonts hold a weekly meeting to review all vacant properties. Alternative marketing strategies can be offered and a review of price status, feedback from viewings and general market conditions will be taken into consideration. Landlords with vacant properties will be updated on a fortnightly basis.
How can a tenant pay a deposit on my property?
Learmonts can take deposit payments at a viewing with industry leading technology. We can take credit card payments to secure a deposit in the property or payment via the internet can also be made out with office hours.
How many properties do they currently manage?
Learmonts manage over 500 rental properties and continue to grow.
Do they do all the viewings and when do they do them?
Learmonts guarantee accompanied viewings all day Saturday and up to 7pm Monday to Thursday. We will accommodate viewings out with these times if necessary.
Will they allocate you a dedicated letting specialist?
When Learmonts take your property on, you will meet a letting negotiator who will regularly update you with any developments. We believe in building relationships. How will you deal with rent arrears?
Learmonts can guarantee your rental payments however, if you decide not to take this insurance, we will use George Walker Debt Collection Agency. Rental payments are monitored daily.
How do you determine which contractors to use?
Learmonts only use approved contractors from Gas Safe and Select governing bodies. Learmonts monitor our contractor's performance by asking our tenants how professional, punctual and helpful they were when attending a call out. Learmonts can guarantee a high volume of work for our contractors which enables us to negotiate a better rate than smaller agents can. We can then pass these discounts on to the landlord. We have many long term business relationships with our contractors.
What happens if my tenant needs an emergency repair out with office hours?
Learmonts have a 24hr answering service which will deal with any emergency issues. All contractors have contact details of office managers should they need a decision on wither to attend.
Can you offer me any additional services?
Learmonts can arrange all safety certificates and advise what will be required by law to rent your property. Snagging, refurbishment and inventory services can also be offered.
